DESIGN AND SERVICE PROCESS
This outline of design and service procedures will vary depending on the client and more so, the specific project requirements. It is broken down into three phases: Phase 1: Preliminary Design, Phase 2: Design Development and Construction Documentation, Phrase 3: Construction Administration. Each service agreement between the residential designer and the owner will provide a specific outline indicating the extent of services to be provided. This outline has been provided to explain the design and service process as well as client review process. This document is not a contractual agreement, it is for clarification of the design and review process only, each project will vary pending contractual agreement with owner.
Phase 1: Preliminary Design
* Initial client meeting to
review program criteria, view homes and walk site.
* Procure outside services for soils investigation and site survey
requirements.
* Review written criteria in-house, architectural control requirements and
key items
* Start preliminary design conceptual drawings, understand site
conditions, views drainage, topography and subdivision requirements.
* Conceptual design process, review and approval process with owners.
Starting with floor plans at 1/8" scale. Client review and comment
process.
Incorporation and consideration of client comments.
Review incorporated comments with owners. There can be up to three or more
comment and
review meetings. Exterior elevations, 1/8" scale, can
work into this process pending floor plan approvals. Final floor plan and
exterior elevation review
meeting with client. Various plans (i.e., interior
elevations), can be provided to assist client in understanding design concepts.
* client review and approval of Phase 1: Preliminary Design.
* Assist owner in general contractor selection. At this point in
the project there are a number of items that can happen. 1. Pending
subdivision
requirements the Architectural Control Committee may require
commencement of their preliminary design review process. 2. Massing
model may
be requested by owner and or Architectural Control Committee.
3. The general contractor can be provided with preliminary plans for early
construction costs estimating.
Phase 2: Design Development and Construction Documentation Process
* This phase primarily involves
taking your approved preliminary home design and finalizing all design and
structural considerations for completing
construction documentation, your plan package may consist of
the following plan index:
Site and Grading Plans
Site Landscaping Pans
Exterior Elevations
Floor Plans
Interior Elevations
Building Sections and Details
Foundation Plans and Details
Framing Plans
Construction Details and Sections
Electrical Plans
Specifications, Window, Door, Finish Schedules
* Other items that may be in progress, pending project requirements
Well permit process
Septic design process
Structural engineering and foundation design process
Coordination with consultants as required, (Interior Designer, Landscape Architect, Structural Engineer, Electrical Engineer, Mechanical
Engineer, etc.).
* Upon completion of Phase 2:
Design Development and construction Documentation, plans are submitted
to the general contractor for final
construction cost estimates.
* Plans are also submitted to the Architectural Control Committee for the
final review and approval process. Material color board and renderings may
be required for exterior construction materials and colors.
* Building department submittals and fees are handled by the general
contractor.
Phase 3: Construction Administration
* In a team approach, assist owner
and general contractor throughout the construction process.
* Review construction documentation with owner and genera contractor.
* Act as liaison for the owner with the general contractor keeping the
owner up t date with material, color, project status, draw requests, etc.
* Product data and sample review evaluation.
* Change order and construction change directives.
* Building conflicts and issues.
* Shop drawing reviews for all items within the home. (Truss
drawings, window/door take-offs, cabinet plans, lighting fixtures, etc.).
* Site visits to verify status, work completed and quality thereof.
* Photo documentation throughout the construction process.
* Constant communication with the general contractor and subcontractors if
required to insure full understanding of design concepts and quality of
workmanship.
* Application for payment reviews to insure owner payment.
